2025 CONTRACT TERMS 


RENT

Rent is charged every 4 weeks.

Rent must always be paid in advance and received not later than the due date on your invoice. The client receives a recurring payment invitation but it is their obligation to ensure that the amount is received by the due date. Late rent will incur an administrative fee as follows: €5 per day for up to 3 days and €10 per day thereafter.

Rent payments are non-refundable up to and including the termination date of this agreement on the condition that a valid notice termination - in accordance with the Residential Tenancy Act 2004 (amended) - has been received

The minimum payment to secure your reservation is the booking fee and 4 weeks'rent in advance

QuickGalway reserves the right to amend rental rates in accordance with the Residential Tenancy Act 2004 (amended)

If there are less than 7 nights at the end of the client’s stay, these nights will be charged at an individual rate of € 35 per night (shared/ double) and € 45 per night (single).


SECURITY DEPOSIT

A security deposit is required in advance of arrival. This will be refunded after check-out provided that notice of termination by the Residential Tenancy Act 2004 (amended) and this agreement has been given. Note that the property has to be in the same condition as it has been received when you check out.

Following a final inspection by a team member, the security deposit will be refunded less any damage to the property beyond normal wear and tear (if applicable) and any extra cost (as described below).

The security deposit is not rent paid in advance and cannot be used to pay rent in arrears or outstanding amounts at the end of the contract

Tenants are advised that the property has been cleaned professionally before moving in, and a professional cleaning fee will be charged from the security deposit at the end of the tenancy (standard cost is 35 euro). Any costs incurred for removal of waste, food and personal items, repair of small or large damages caused to the accommodation and its furnishings; as well as any fine for failure to manage waste, charging for energy consumption above the average standard included in the rental fee, will be counted and deducted from the security deposit.

All deposits for individual clients will be refunded by Bank Transfer or PayPal. Please note that refunds are processed once per week. Bank details must be communicated at check-out, and it can take up to 28 days to receive your deposit back.


ACCOMMODATION STAY & NOTICE PERIOD

The minimum stay is four weeks (unless a shorter term was agreed at the booking time) and the maximum stay is six months. All the clients must provide a provisional check out the date at the booking time.

The client can book a provisional term variable between four weeks and six months (‘Month to Month agreement’) and in case of early check out they have to provide at least 28 days’ notice of termination. Failure to provide at least 28 days notice may result in the loss of the deposit.

The client can book a fixed term longer than six months, and in case of early check out they have to provide notice of termination in accordance with the Residential Tenancy Act 2004 (amended). Failure to provide at least 28 days notice in the first six months of tenancy may result in the loss of the guest’s deposit.

If the client wants to extend the stay after the first six months, this should be discussed with our management at least 30 days prior to the end of the six months of stay. In the event that we are able to offer a new accommodation solution, this is treated as a new reservation (subject to a new booking fee and the rates applied at that time). Any notice of termination must be in accordance with the Residential Tenancy Act 2004 (amended) and this agreement.

A valid check out notice must be provided to our official email address during working hours (Monday/Friday, 9 am till 5 pm).


CHECK OUT

The client is required to vacate the bedroom by 10 am on the agreed day, to remove all personal belongings and food from the common areas. The client must provide their bank details at the check out time to allow the refund of the security deposit.


HOUSE RULES GENERAL

No parties are allowed.

Noise must be kept to a minimum out of respect to other guests and neighbours from 10 pm at night to 8 am the following morning.

Guests are welcome to visit you at home but are not permitted to stay overnight. Please be mindful and respect other guests when inviting guests to the property.

QuickGalway operates a strict no-smoking policy in all of its properties. Any tenant smoking in a QuickGalway property will incur a € 100 fine. It is forbidden to keep ashtrays inside the property and in the private room. Any further breaches of this rule could result in possible eviction with the loss of the security deposit.

The client cannot move to a bedroom other than the one assigned, unless authorized to do so. Then cost of any extra cleaning required must be borne by the client.

It is forbidden to hang clothes on the windows/terraces/ balconies.

It is forbidden to hang/stick anything to the internal/external walls of the property.

It is forbidden to hang clothes on the wardrobes’ doors.

Candles are banned by our properties.

It is forbidden to use drying racks inside the bedrooms. Any damage to the bedroom (due to dampness and condensation) will be deducted from the security deposit. 

Food and drink supplies must not be consumed/stored in your bedroom.

No pets and or living creatures are allowed at any time.

Keys are under the responsibility of the guests. In the event of an emergency call out for keys there will be a € 60 administrative fee. In the event of a new set of keys there will be € 50 administrative fee.

Illegal drugs are not allowed to be kept or consumed on the premises. Possession/use of drugs may result in immediate notice to vacate/loss of security deposit and reporting of any such incidents to the authorities.

In the event of a complaint from neighbours / An Garda Síochána or other similar parties about a party or gathering of people after the hours of 8pm, a private security firm will be sent out to the property and the bill for such services will be payable by the tenants.

Aggression and/or violence towards other guests or members of QuickGalway staff will not be tolerated and may result in immediate eviction with the loss of the security deposit. Violent behaviour will be reported to the authorities for further investigation.

It is forbidden to install TV monitors in common areas. Any TV monitor installed by the customer in their room is subject to authorization and involves an additional energy cost. Any TV license (to include any variation of such a license as determined by the government) is the responsibility of the guest.

The use of glue, stick or otherwise fix anything whatsoever to the exterior or interior walls, doors, windows, floors or other surfaces of the dwelling is not permitted. Within 4 weeks prior to the termination of the Tenancy, the Tenant agrees to permit QuickGalway toenter upon the property for the purpose of showing it to prospective tenants, at any reasonable time and by prior appointment. The property will be subject to an inspection every month. Any break of the rule could lead to an immediate check-out notice.


SAFETY AND HEALTH 

Ensure all personal electrical items such as laptops, phones, hairdryers or straighteners are unplugged after use / not left plugged in overnight or when you leave your room or house, and not left over your bed. Please be advised this is in the interest of health and fire safety for you and your fellow guests.

QuickGalway does not accept liability for any damage/loss of items from the guests’ personal belongings. All guests are advised to have laptop insurance and / or personal possessions insurance.

QuickGalway does not accept liability for any personal injury to any tenant or tenant’s invitee in a QuickGalway property.

Guests must keep entrance doors properly locked at all times. House or apartment security is under the responsibility of the guests.

Guests are to assure keep house keys (bedroom and front door) safe at all times. If the bedroom door or front door locks on closure are closed please ensure you check that you have keys before leaving your room or house.


CLEANING & MAINTENANCE

It is the responsibility of each tenant to keep the house clean all the time. The common areas (kitchen, living room, bathrooms, corridors etc) must be kept tidy at all times. Guests who do not clean/keep the property tidy will be given one verbal/ written warning only. After this, the tenant will be given the notice to vacate the property by the loss of their deposit.

QuickGalway members or hired technicians are authorised to access to the properties during daytime hours to fix maintenance issues as these are reported to our attention. In most cases (excluding emergencies) 24 hours of advance notice will be given.

The client is required to report all maintenance issues to QuickGalway as quickly as possible after they are noted in the property to allow for a swift remedy. Please ensure you provide all relevant details and photographic evidence if required as this will assist in a speedy resolution of any issues.

Any damage beyond normal wear and tear found at the check-in must be immediately reported. A QuickGalway team member has the right to enter the property at any stage throughout your stay following 24 hour notice (note all staff will ring doorbells / knock on main doors and announce they are from QuickGalway on arrival at the property). In cases of emergency or those requiring immediate attention, the staff is entitled to access the common areas of the property. Even last minute notice will be provided.

Waste management is up to the guests all the time. QuickGalway provides a guideline for each location. Any costs involved in removing excess glass or waste (due to failure to manage) will be passed on to all responsible customers.

It is under the responsibility of all guests to ensure that the waste is separated correctly for general/ recycling / organic / glass. Guests are also under an obligation to place bins in correct location the night before the designated collection day each week. The bins must be brought back to the property storage locations for bins the same day following the collection. All rubbish is to be placed inside the bin and not next to it. A fine of €20 per tenant will be issued for allowing rubbish to build up in the vicinity of the property which could result in a City Council fine and/or sanitary issues.


UTILITIES & RATES

Be mindful of energy wastage. QuickGalway promotes a green policy in all properties so please conserve the use of electricity, gas, heating and water. Heating (whether centralized or via electric radiators or separately controlled) is under the exclusive control of QuickGalway staff. The customer is prohibited from attempting to manipulate, alter or turn off the devices and settings provided by QuickGalway. If this happens, the customer is charged for the cost of an intervention by the staff or technicians in charge (and any extra consumption caused).

The customer is prohibited from turning off the radiators and electric dehumidifiers supplied, and constant ventilation of the rooms is required. The interruption of their operation causes mold and damage to the internal finishes, the cost of which will be charged to the customer. Household bills are only partially included in the rent. A contribution to energy costs is included in the offer at the time of booking or introduced during the stay due to any invoices deemed excessive or due to cost increases by third parties (suppliers of heating oil or electricity). The customers are therefore responsible for their own bills and contribute to the payment of the same to a variable extent. In the event of sudden increases by suppliers, the surcharge will come into effect with an

official communication.

Guests will be in charge of any overuse of energy resulting in excessive bills.
